Oceanwide Center – 50 1st Street in San Francisco is a mixed-use development currently in construction. The main elements of this project consist of two high rise towers: one 50 1st Street and the other along Mission Street. 50 1st Street is a 61-story skyscraper with 34 floors of office space and 19 floors of residential space above (adding 109 condos to San Francisco’s inventory). Oceanwide’s rooftop terrace will feature a glass atrium with gardens and views of San Francisco and the Bay. There is also a 4–story underground garage and an open air 6-story tall urban room for public open space.
Oceanwide Center is designed by Foster + Partners and Heller Manus architects – the latter’s portfolio includes The Metropolitan, Lumina, Infinity Towers, 181 Fremont and the Hilton in the Financial District. This building is slated to be the second tallest building in San Francisco once completed. The second tower along Mission Street will be 605 ft. tall with 154 residential units on the upper 33 floors and the Waldorf Astoria Hotel on the first 21 floors. Construction started 2016 and estimated completion date will be 2021.
Oceanwide Center will be another extension of the residential trend occurring in Downtown San Francisco. Although it is technically not a part of the Transbay Redevelopment District, it’s only half a block away and follows the general rezoning plan that encourages density and mixed developments around the Transbay Terminal. Walkability and public access are key components of Oceanwide Center with pedestrian breezeways and public areas throughout the site. Developers of Oceanwide Center also have plans of acquiring a historic building at the corner of First and Mission Street, renovating it into an upscale grocery store.
